It’s been proven over and over, agents that use Professional Photography get more referrals and more business. Why? Because it works!
Ninety-two percent of buyers use the internet to search for a home and twenty-four percent of them will take action the first day. With all of the competition on the market, it's important to have professional photos so your listings stand out and get seen.
While curb appeal is your client’s responsibility, web appeal is yours. You have one chance to impress – a scant two seconds to grab a buyer’s attention without a photograph and maybe 20 seconds with one. Do iPhone photos, or those you take with a point-and-shoot camera, make optimum use of those valuable seconds? You caution your sellers about the importance of curb appeal, you counsel them to clean up and maybe even stage the home’s interior, then you come along, snap some quick photos with your smartphone and slap them on the MLS.
The photograph is the first element in any ad. It's the handshake, the first impression, the thing that cuts through the clutter to capture the buyer’s attention. Today's savvy home buyer spends very little time (literally seconds) initially viewing a home for sale on a web site - you either catch them immediately with striking visuals or they move on to the next prospect. Everything in your marketing campaign relies on the quality of the photographs. Buyers will decide if they will visit a home, and agents will decide if they will show a property based on the strength (or weaknesses) of the photos accompanying a listing. Quality photos can and do make a difference, a big difference.
We have had successful closings where the buyer made an offer solely on the impression the pictures made!
There are countless articles stressing the importance and value of professional photography in real-estate.
- Wall Street Journal "In Real Estate, A Picture Is Worth $1,000 or More"
- Investopedia "be sure that a professional photographer is included in the marketing budget. Not a photographer who will simply do ho-hum wide-angle photos, but one who can capture the detail and the important and interesting aspects of your property—the spectacular view from your balcony, perhaps, or a unique feature in one of the rooms."
- Linkedin 8 Reasons Why Professional Photography is a Must For Realtors
- Realtor.Com "Listings using professional photography sold 50% faster and 39% closer to the original listing price than similar homes without professional photos. The statistics department at Latter & Blum, a New Orleans-based real estate agency, also found listings using professional photography were viewed 118% more than comparable listings."
- Wade Webb's Agent Boost "It amazes me how important photography is in real estate "
- RIS Media "Are you willing to let the job of photographing your home to anyone other then a professional?"
- NBC Today Show - Pictures are the MOST important factor in selling.
- Buzzfeed.Com An interesting web page showing the difference between amateur and professional photography, complete with a slider on the photo for direct comparison.
And there are many others touting the benefits and value of good photography, some going so far as to say "there's no better ROI for an agent than professional photography". If you’re looking to cut your “days on market”, make higher commissions and increase referrals, I'd be more than happy to talk to you about professional real-estate photography.
